Cost of selling a house calculator
Budget for estate-agent fees, legal fees, mortgage exit costs and other selling expenses.
Calculate your selling costs
Add the figures you know. We’ll total the main costs of selling your home.
Estate-agent percentages, legal fees and mortgage exit charges vary. Replace the defaults with figures from your agent, solicitor and lender whenever you have them.
What does it cost to sell a house in the UK?
The cost of selling a house is usually a combination of estate-agent fees, conveyancing or solicitor fees, mortgage exit charges and smaller preparation or moving costs. The total depends heavily on the sale price, the agent and legal service you choose, and whether your mortgage has an early repayment charge.
For planning purposes, MoneyHelper says sellers can face estate-agent fees commonly around 1% to 3% of the sale price, legal fees, an EPC where required, removal costs and possible mortgage exit or early-repayment charges. These are guides rather than fixed tariffs, so the calculator above is designed to let you replace every estimate with your own quote.

Estate-agent fees
Estate-agent commission is often the largest direct selling fee. A percentage fee means the cash cost rises with the final sale price, so enter the percentage you have actually been quoted rather than relying on an average. Check whether VAT is included in the quote.
Solicitor or conveyancing fees
Your solicitor or conveyancer handles the legal work for the sale. Quotes can differ according to the property and transaction, so use the legal-fee field above for the figure from your chosen firm. If you are selling and buying at the same time, keep the sale and purchase legal costs separate in your moving budget.
Mortgage exit fees and early repayment charges
If a mortgage is being repaid when you sell, ask your lender for a current redemption figure and check whether an exit fee or early repayment charge applies. An ERC can materially change the amount of equity left after the sale, which is why MoveBudget keeps it as a separate input.
EPC, preparation and moving costs
You may also need to allow for an Energy Performance Certificate, removals, storage, cleaning, minor preparation work or other sale-related expenses. Add these to “Other selling costs” rather than assuming the headline agent and legal fees are the whole bill.
How selling costs affect your equity
Your sale price is not the amount you have available for the next home. A useful planning calculation is: sale price − mortgage balance − selling costs = estimated usable sale equity. That remaining equity may then contribute towards the deposit and costs of your next purchase.
For example, if a home sells for £300,000, there is £180,000 left on the mortgage and selling costs total £6,000, the rough equity released after those items would be £114,000. Your actual completion statement may differ, so confirm the final redemption and transaction figures before committing funds.
