Estate-agent fees are usually one of the biggest direct costs of selling a home.
The fee is commonly quoted as a percentage of the final sale price, sometimes with VAT included and sometimes plus VAT.
The fee is commonly quoted as a percentage of the final sale price, sometimes with VAT included and sometimes plus VAT.
How to calculate the fee
Multiply the agreed sale price by the agent's percentage fee. For example, 1.2% of a £300,000 sale price is £3,600. Always check whether the quoted percentage already includes VAT.
£250,000 at 1.2%£3,000
£400,000 at 1.2%£4,800
What affects the percentage?
- Sole-agency versus multi-agency agreements
- Local competition between agents
- Online, hybrid or traditional high-street service
- The property's expected sale value
- Negotiated marketing packages
Check the contract, not just the headline rate
Look for the minimum fee, VAT wording, tie-in period, withdrawal charges and whether photography, floorplans or premium listings cost extra.
