Cost of buying a house

Understand the costs of buying a UK home beyond the purchase price, from property tax and conveyancing to surveys, mortgage fees and removals.

Buying costs sit on top of the property price and deposit.
Planning them early helps you avoid committing all available savings to the deposit and then discovering additional completion costs.

Core buying costs

  • Stamp Duty, LTT or LBTT where due
  • Solicitor or conveyancer
  • Searches and registration costs
  • Survey or valuation
  • Mortgage fees where applicable
  • Removal and moving-day expenses

First-time buyer or home mover?

The mix changes depending on your situation. First-time buyers may qualify for SDLT relief in England and Northern Ireland, while home movers may be funding the purchase partly from equity released by a sale.
